At the end of 2025, I shared that Madhouse Burgers in Duluth's Woodland neighborhood was closed, with the owners of Pedro's Grill & Cantina in Cloquet and Superior taking over the space.

In a final social media update from the owners of Madhouse Burgers, they shared that the owners of Pedro's approached Madhouse about taking the space over and using it to create a new spinoff eatery.

The space, right next to Mount Royal Bottle Shop on Woodland Avenue in Duluth, was once Vanilla Bean. It then became Chilly Billy's, which added a breakfast menu when they opened in the space. After that, the kitchen shifted to burgers and sandwiches, and beer was added, transitioning to Madhouse Burgers in the spring of 2025.

What does Pedro's have planned for the old Madhouse Burgers space in Duluth?

Last December, when it was revealed that Pedro's was planning on taking over the space, they explained their plans to create a new brand called Sabor by Pedro's, which would feature brunch items and "fun Mexican dishes" at the core of their menu offerings.

The timeline given in December of 2025 said they had hoped to open "sometime in the next two months", which would have had them opening sometime in February or maybe early March.

As we get into the end of March, how is the progress going ahead of opening?

As tends to happen with many construction and remodeling projects for new businesses, initial timelines might get extended. This happens for any number of reasons.

In the case of Sabor By Pedro's, the owners have not publicly shared any status update. I stopped by to check things out, just to see how the progress is going.

What I found was that no exterior changes have been made yet. All of the Madhouse Burgers signage and decals remain in place, with a sign on the door dated December 3, 2025, from the Madhouse owners, who explain the closure and transition to Pedro's taking it over.

While the exterior hasn't changed yet, that doesn't mean no work has been done. It appears interior work has been done, including new seating, a fresh green paint job, and a sign over what was the bar that reads "Sabor".

It's hard to determine just how far along the project is, but work is certainly well underway in the transformation from Madhouse to Sabor.
